If you’re thinking about selling your home in Maricopa, you may already be wondering: What should I fix? What is my house actually worth? Should I update anything? And is now even a good time to sell?

Those are exactly the conversations I want to have before you start spending money or making big decisions.

One thing I’ve learned about selling in Maricopa is that there isn’t a one-size-fits-all strategy. Your neighborhood, price range, home’s condition, nearby competition and even the new-build communities around you can affect how we position your home.

Here are a few things I’d think about first.

1. Don’t Renovate Just Because You Think You Have To

This is a big one.

Sellers sometimes assume they need new flooring, new countertops, fresh paint everywhere and a long list of repairs before they can put their home on the market.

Not necessarily.

There are absolutely things worth addressing before you sell, but I would rather walk through your home with you before you spend thousands of dollars and help determine where your money is likely to make a difference.

Sometimes fresh paint, cleaning, decluttering and a few small changes are enough. Other times, an improvement may help your home compete.

The goal isn’t to make your house perfect. It’s to make smart decisions based on your home and your situation.

2. Remember Who You’re Competing Against

In Maricopa, sellers aren’t always competing only with the house down the street.

Depending on your price range and location, a buyer may also be looking at brand-new construction.

That matters because builders may advertise incentives such as closing-cost assistance or financing promotions. A resale home doesn’t necessarily need to beat a new build on every feature—but we do need to understand what buyers can get elsewhere and position your home accordingly.

Your home may also offer things a new build doesn’t: an established backyard, window coverings, appliances, completed landscaping, upgrades, a larger lot or simply the ability to move in without waiting for construction.

Those things are part of your home’s story, and I want buyers to see them.

3. Price Is a Strategy, Not Just a Number

Naturally, most sellers want to know:

“How much can I get for my house?”

I completely understand that. But I don’t believe in choosing a list price simply because it’s the number we’d like to get.

I look at recent comparable sales, active competition, your home’s condition and features, current inventory and what’s happening in your particular part of Maricopa. And I want you to understand why I’m recommending a price.

I’d rather have an honest conversation about the market than give you an unrealistic number just because it sounds good.

4. Your Photos Need to Make Someone Stop Scrolling

Before most buyers ever walk through your front door, they’re going to see your house on a screen. That’s why presentation matters.

Clean spaces, good lighting, thoughtful preparation and quality listing photos can completely change that first impression.

And if your home has something buyers should know about a beautiful backyard, mountain views, an assumable loan, a three-car garage, updated kitchen, oversized lot, nearby park or another standout feature we need to make sure it doesn’t get buried in the listing.

We’re not just marketing an address. We’re showing buyers why they should come see your home.

5. Make It Easy for Buyers to See the Home

Showings can be inconvenient. You’re still living your life while strangers want to tour your house. But accessibility matters. The easier we can reasonably make it for qualified buyers to see your property, the more opportunities we create for someone to fall in love with it.
